For The Oaks at Bentley Ridge Community, if you have a leak occurring in your unit and it is coming from another unit. Below are steps to take to reporting a leak.
If you are an owner that does not live on the property, or lives on the property and commutes a lot and not in the home for several days/ months, please contact us to add an emergency contact for your residence in case something occurs with your unit and access is needed for your unit.
2. In the email, please state your name, address with unit number, phone number, and where the leak is occurring. (Example, you live on the 2nd floor and your ceiling is leaking) we need to know which unit is above you.
3. Once you gather all the information and submit it to Towne Properties. Towne will review the information along with the Maintenance Responsibility Chart and determine whose responsibility this will fall under and/or submit a request to the proper contractors.
4. If the leak is found to be the responsibility of another homeowner, it is up to you and the homeowner to work together on repairs that their leak has damaged to your unit.
Towne Properties has a team concept of responsibilities that will ensure efficient servicing of your Community’s needs. There are three Towne Properties staff members assigned to and familiar with Oaks at Bentley Ridge. Below is a brief job description for each of your team members with Towne.
Association Manager, responsible for overall management contract supervision and Towne Team Administration, field inspections for completed work orders, preventative maintenance, rules violations, grounds contractors’ work and homeowner inquiries requiring field observation. Will interface with the Board of Directors, homeowners, contractors, and others doing business with the Association.
Community Service Administrator, responsible for receiving routine homeowner requests for service, scheduling inquiries and follow-up, files and corporate records, Board packages, and Association correspondence.
Accounts Receivable Specialist, responsible for fielding homeowner routine inquiries pertaining to accounting questions, account balances, bank drafts, refinancing documentation, etc.
Please keep these team members’ names and duties in mind when requesting information or action from your Association.
